Every visa application — particularly for immigration, long-stay, or financial-strength-based visas — requires the applicant to demonstrate ties to their home country and sufficient assets. Owned property in India is one of the strongest proof documents you can provide.

Embassies and immigration departments do not accept self-declared property values. They require a certified valuation from a qualified, registered professional — so the figure is credible and independently verified.

The certificate is a formal document issued on letterhead, signed and sealed by the registered valuer. It is written in English and is suitable for direct submission to embassies, immigration consultants, and lawyers.

If you are abroad and the property is in Chennai, you do not need to be present. Documents can be shared digitally and the site inspection is arranged locally. The report is delivered digitally and can be couriered if a physical copy is needed.

Does it need to be from an IBBI Registered Valuer?

Most embassies and immigration consultants prefer or require the valuation to come from a qualified, registered professional. An IBBI Registered Valuer is the highest standard of property valuer in India and is widely recognised internationally. A valuation from a broker or unregistered party may be rejected.

I am currently abroad — can I still get the report?

Yes. Many of my visa valuation clients are NRIs or people already overseas applying for immigration. You share documents digitally, I arrange local access for inspection, and the report is delivered to your email. A hard copy can be couriered internationally if required.

Do I need to notarise or apostille the valuation certificate?

This depends on the specific embassy and visa type. Most do not require apostille for the property valuation certificate itself — but your immigration consultant or the embassy guidelines will confirm. I can provide a notarised copy on request.
